Glen Gardner, Hunterdon County
Glen Gardner is a borough of about 1.5 square miles in northwest Hunterdon County, named for the glen of the Spruce Run. It sits at the western edge of Lebanon Township and also borders Bethlehem Township and Hampton. Route 31 is the main highway through town. The borough had 1,682 residents in 2020 and 825 housing units at the 2010 census, a much tighter settlement than the rural townships around it.
In 2018, Glen Gardner's average property tax bill was $5,894, the lowest in Hunterdon County, against a county average of $9,738. Low carrying costs help, but an older house still has to pass a buyer's inspection and appraisal. We skip both and make a cash offer on the house as it is.
The Highlands Council places all 991 acres of Glen Gardner in the Highlands Preservation Area. Plans to add on, build, or subdivide may need extra review. We buy the house as it stands today, without making the sale depend on what a future owner can build.
Once known as Eveland's Tavern, Spruce Run Mills, and Sodom, the village took the name Glen Gardner in 1871 and became a borough in 1919 from parts of Lebanon and Bethlehem townships. Homes along the Spruce Run can draw flood questions from lenders. With our cash purchase there is no lender in the deal.

Questions from Glen Gardner sellers
The two boroughs share a border, and Hampton paid Glen Gardner for about 20 acres in 1931, so check your tax bill. We buy in both boroughs.
Yes. We buy houses as-is for cash, whether they need a new roof, mechanical work, or a full clean-out.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
