Franklin, Warren County
Franklin Township is a rural township of about 3,000 residents (2020) in southern Warren County, bordered by Greenwich, Harmony, and Washington Township in Warren and by Bethlehem Township and Bloomsbury in Hunterdon. Route 57 runs through the north, and Interstate 78/U.S. 22 passes briefly through the south, with Exit 6 on the border. Its villages include Asbury, Broadway, New Village, and Willow Grove, and the township had about 1,200 housing units across more than 23 square miles in 2010. It was formed in 1839 and named for Benjamin Franklin.
Franklin has long been farm country; a 2009 newspaper account described a 400-acre farm in Asbury held by the same family for more than a century. Farmhouses and older rural homes on acreage can come with barns, wells, septic systems, and boundary questions that complicate a conventional sale. We buy rural Franklin property as-is, including the land and outbuildings.
Thomas Edison's Edison Portland Cement Company was founded in New Village in 1899 and supplied concrete for the original Yankee Stadium before going bankrupt in the 1920s. The Morris Canal also once passed through the township. If your property sits near that industrial history or simply needs work, we buy it in its current condition without inspection repair requests.
Franklin's villages are small: Asbury, Broadway, and New Village each had fewer than 400 residents in 2020. In a quiet rural market, an older house that needs work can sit for a long time waiting for the right buyer. We make a direct cash offer, so you are not depending on foot traffic, an appraisal, or a buyer's mortgage approval.

Questions from Franklin sellers
Yes. We buy houses with acreage, barns, and outbuildings, and we price the property as a whole rather than asking you to subdivide or clear it.
Yes. We buy older farmhouses as-is for cash, so dated heating, wiring, or plumbing is factored into our offer instead of becoming your project.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Warren County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
