Franklin, Gloucester County
Franklin Township is the largest municipality in Gloucester County at about 56 square miles, stretching from Route 47 and Route 55 in the west to the Atlantic and Cumberland County lines. It was formed in 1820 and later gave up land to create Clayton and Newfield. The township is made up of villages such as Franklinville, Malaga, Iona, Porchtown, Forest Grove, and Janvier, with ZIP codes 08322 and 08328. Nearly half the land is farmed, much of the rest is forest, and lakes and streams drain to the Maurice River.
Franklin is one of two Gloucester County towns in the Pinelands Area, and about a third of the township, mostly in the east, lies in the Pinelands National Reserve, where development is strongly restricted. That can limit what a buyer can build or subdivide. We buy Pinelands-area homes as they are, without counting on new construction.
According to the township, nearly half of Franklin's land is in agriculture and residential use covers about a quarter. Farmhouses, outbuildings, and homes on large wooded lots are common. These properties can be hard to finance and slow to sell. We make cash offers on rural Franklin properties, including those with barns and land.
Franklin has several lakes and streams that flow into the Maurice River, and about four square miles of the township is water. Homes near the water can bring flood-zone, dam, or drainage questions for buyers and insurers. We buy lakeside and creekside Franklin homes in their current condition.

Yes. We buy Franklinville and other Franklin Township properties with land and older farmhouses for cash, as-is.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
