Franklin Borough, Sussex County
Franklin is a borough of about 4,900 residents on Route 23 in northeastern Sussex County, bordering Hamburg, Ogdensburg, Hardyston, and Sparta. It grew from the village of Franklin Furnace along the Wallkill River, first around iron works and later around zinc mining under the New Jersey Zinc Company. The borough was formed from Hardyston Township in 1913, and the 2020 census counted about 2,180 housing units in town.
Franklin's population grew from about 500 in 1897 to about 3,000 by 1913 as the New Jersey Zinc Company consolidated the mines, and the borough incorporated that same year. Houses built in or near that era can need updated electrical, heating, and plumbing before a lender is comfortable. We buy older Franklin homes as-is, so you don't have to modernize first.
Franklin sits over an ore body with more than 150 minerals, 25 of them found nowhere else on Earth, which earned it the nickname "Fluorescent Mineral Capital of the World." When an older Franklin house is inherited, there are often contents to clear, repairs to weigh, and probate paperwork to finish. We buy estate properties as-is and can work with the executor.
The 2020 census put Franklin's rental vacancy rate near 7% and its homeowner vacancy rate at about 2.4%, so both owner-occupied and rented houses are part of the market. A landlord selling an occupied house the usual way has to work around leases and showings. We buy Franklin rentals with the tenants still in place.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
