Fieldsboro, Burlington County
Fieldsboro is a borough of about 530 people on the Delaware River, entirely surrounded on land by Bordentown Township. At about a third of a square mile, it is the smallest municipality in Burlington County by area, and nearly a quarter of that is water. It was incorporated as Fieldsborough in 1850 from part of Mansfield Township, became fully independent in 1894, and is named for the Field family. County Route 662 is the main road, and the 409 bus runs through on its way between Trenton and Philadelphia.
Fieldsboro had about 220 homes in 2010, so very few houses come up for sale in any given year. With few comparable sales, buyers and appraisers can disagree about value. We make a cash offer based on the house itself and do not need an appraisal to close.
Fieldsboro uses the Bordentown ZIP code, 08505, but it is its own borough with its own mayor and council. Since 2015 it has contracted with Bordentown City for police service. When we buy here, we pull Fieldsboro's own tax and municipal records so nothing is mixed up with the neighbors.
Water makes up about 22 percent of Fieldsboro's area, and the borough borders the Delaware River. Homes close to the river can bring flood-zone and insurance questions into a financed sale. Because we pay cash, a lender's flood requirements are not part of our deal.

Questions from Fieldsboro sellers
Yes. We buy homes in Fieldsboro for cash and do not rely on local comparable sales or a buyer's appraisal to close.
No. Fieldsboro shares the Bordentown mailing address but is a separate borough with its own tax records. We confirm those records before making an offer.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
