Fair Lawn, Bergen County
Fair Lawn is a borough of about 34,900 people between the Passaic River, which separates it from Paterson, and the Saddle River. It borders Hawthorne, Glen Rock, Ridgewood, Paramus, Rochelle Park, Saddle Brook, and Elmwood Park. It was incorporated in 1924 from Saddle River Township. Radburn and Broadway stations serve the Bergen County Line, and Route 4 and Route 208 cross town. Sections range from Radburn and Lyncrest to Hendersonville, Warren Point, and the River Road district, with about 12,600 housing units.
Radburn, founded in 1929 and a National Historic Landmark District since 2005, is governed by the Radburn Association. Owners pay quarterly assessments, and deed covenants let the association control changes to a home's appearance. Buyers have to accept those rules. We buy Radburn homes subject to the association and its covenants.
Fair Lawn's sections show its growth: two-family Cape Cods in Hendersonville, older stone houses in Lyncrest, split-levels and Capes in the River Dip near Memorial Park, and Radrock Estates from around 1940. Each era has its own repair issues. We buy all of them as-is, including two-family houses with tenants.
The Nabisco bakery was Fair Lawn's largest employer and taxpayer for more than 60 years; its closing was announced in 2021 and demolition began in 2023. Kodak and Maxell once operated in the McBride Industrial District. Homes near former industrial sites can draw buyer questions. We make a cash offer on the house as it is.

In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
