Englishtown, Monmouth County
Englishtown is a small borough in western Monmouth County, entirely surrounded by Manalapan Township. It was formed from Manalapan in 1888 and named for early settler James English. Main Street (County Route 527) and Tennent Avenue (County Route 522) are its main roads, and the Village Inn at the center of town dates to the Revolutionary era. The borough had about 820 housing units in 2020, and its population grew by more than a quarter between 2010 and 2020.
The Village Inn in the center of Englishtown is where General Washington's officers drew up court-martial papers for General Charles Lee after the 1778 Battle of Monmouth, and it has been on the National Register since 1972. Homes near the old center can be among the town's oldest. We buy older Englishtown houses as they stand.
Englishtown is one of New Jersey's "doughnut towns," completely surrounded by Manalapan Township but with its own borough government, taxes, and permits. Sellers sometimes confuse the two when sorting out records or approvals. We buy in both, and our title company handles the borough-specific paperwork.
With about 820 homes and a vacancy rate under 4 percent in 2020, Englishtown has few listings at any time. That can help a move-in-ready house, but a dated one still has to pass a buyer's inspection and appraisal. We pay cash, so neither stands in the way of closing.

Questions from Englishtown sellers
Englishtown is a separate borough with its own municipal office, so any borough paperwork goes through Englishtown, not Manalapan. We and our title company handle that as part of a cash closing.
Yes. We buy older homes in any condition, with no repairs or cleanout required.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
