Edgewater, Bergen County
Edgewater is a narrow borough along about three and a half miles of Hudson River waterfront, with the Palisades cliff as its western edge. It borders Fort Lee to the north and Cliffside Park and North Bergen to the south, with Manhattan across the river. It was incorporated in 1894 as the Borough of Undercliff and renamed Edgewater in 1899. River Road, County Route 505, is the main street, and NY Waterway ferries run from Edgewater Landing to Midtown. About 14,300 people live here in roughly 7,300 housing units.
For most of the 20th century, industry filled about three miles of Edgewater's shoreline: Ford, Alcoa, Valvoline, and American Can. Condos replaced many plants, and the old Alcoa site needed PCB cleanup. A Superfund site sits in south Edgewater. Environmental history nearby can raise buyer questions; we buy as-is and don't require testing.
The east side of River Road is mostly newer riverside development, while the west side, under the cliff, is older. Undercliff, in the north, began as a fishermen's colony. Older houses on tight hillside lots can need structural, drainage, or system work. We make a cash offer on the house in its current condition.
Hurricane Sandy in 2012 hit Edgewater's waterfront and contributed to the damage that ended the historic Binghamton ferryboat. Properties near the river can carry flood-zone and insurance questions that slow a financed sale. We check the address, factor in the flood status, and buy without repair requests.

Questions from Edgewater sellers
Yes. We buy older single-family and multi-family houses as-is, including ones that need major work.
No. Flood zone status affects price, not whether we can buy. We pay cash, so a buyer's lender won't require flood insurance before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Bergen County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
