East Newark, Hudson County
East Newark is a borough of about 2,600 people on the east bank of the Passaic River, across from Newark. It is one of the smallest municipalities in New Jersey by area, about an eighth of a square mile, wedged between Kearny to the north and Harrison to the south and east. It split from Kearny in 1895. The borough has about 920 housing units on a handful of blocks, close to Interstate 280 and the Harrison PATH station.
The Clark Thread Company complex, built in 1875 on the Passaic riverbank and listed on the National Register in 1978, is being turned into the East Newark Town Center with more than 600 homes and retail. New units will compete with older houses for buyers. An older house that needs updating can be hard to sell next to new construction. We buy it as it is.
East Newark's population peaked in 1910, when the thread mills were running. Long-owned houses in a borough this old often have aging roofs, plumbing, and wiring that a buyer's lender will flag. We buy East Newark homes in their current condition, so you don't need to fix inspection items before closing.
Interstate 280 crosses the southern part of the borough, and the Harrison PATH station is a few blocks south. With transit that close, many owners rent out units. We buy rented East Newark houses with the tenants in place and take over the leases.

Questions from East Newark sellers
It can bring more attention to the borough, but new units also give buyers more choices than an older house. We give you a cash offer for your house as it is now, so you can compare it with listing.
Yes. We buy partially vacant and run-down multi-family houses as-is, including units that need full renovation.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
