Downe, Cumberland County
Downe Township stretches along the Delaware Bay in southern Cumberland County, bordered by Commercial Township, Lawrence Township, and Millville. It is one of the least densely populated towns in New Jersey, with about 1,400 residents in 2020 spread among bayshore and inland villages such as Fortescue, Gandys Beach, Money Island, Newport, and Dividing Creek. Much of the land is marsh and protected state property. Housing ranges from fishing cottages and raised bay homes to older houses in the inland villages.
After Superstorm Sandy in 2012, the mayor said about 30 beachfront homes were lost, and roads and bulkheads were destroyed. Gandys Beach lost its marina. A 2014 report said Fortescue homeowners faced costs of about $25,000 to raise a house, plus bulkhead and septic upgrades. We buy bayshore homes as-is, without those projects.
The state's Blue Acres program has offered to buy flood-prone homes in the bayshore villages and turn the land into open space. Some residents accepted while others in Fortescue declined. If you are weighing a buyout against a private sale, we can give you a cash number to compare.
As of a 2014 report, Fortescue had no public sewer, so each house relied on its own septic tank, and homeowners in the bay villages maintained their own bulkheads. A failing septic system or a damaged bulkhead can stop a financed sale. We buy with those conditions in place and price them into our offer.

Questions from Downe sellers
Yes. We buy storm-damaged homes in Fortescue, Gandys Beach, and the rest of Downe as-is, without asking you to repair or raise them.
Yes. We factor the bulkhead into our cash offer and take on that work after closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
