Delran, Burlington County
Delran Township sits where the Delaware River and Rancocas Creek meet, across the river from Philadelphia, and its name joins the two waterways. It borders Cinnaminson, Moorestown, Willingboro, Delanco, and Riverside. Delran was carved from Cinnaminson in 1880, and Riverside was later split off from it. About 17,900 people live in roughly 6,800 homes. Named sections include Bridgeboro, Cambridge, Chesterville, Fairview, Milltown, and Riverside Park. Route 130 is the main highway, and the River Line runs through town along St. Mihiel Drive.
The River Drive area along the Delaware and Rancocas has flooded about ten times since 2011, and the January 2024 storm was the worst on record there. One Alden Avenue home was condemned after water rose through the floors. The Army Corps of Engineers is studying this section of the river. We buy flood-damaged and condemned homes.
Township officials say the riverbank near River Drive has lost about half of its original depth to erosion. Erosion and repeat flooding make some waterfront homes hard to insure or finance. Because we pay cash, a lender's flood or insurance demands do not hold up our purchase.
Route 130 is Delran's main road, and the 409, 417, and 419 buses connect to Trenton, Philadelphia, Camden, and Burlington. The River Line passes through without stopping; the nearest stations are in Riverside and Cinnaminson. We buy homes in every section of the township.

Questions from Delran sellers
Yes. We buy condemned and heavily damaged houses, and we work through the township and title steps needed to close.
No. We make a cash offer based on the house as it is today, and you do not have to wait for any study or project to be finished.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
