Cape May City, Cape May County
Cape May is New Jersey's southernmost municipality, at the tip of the Cape May Peninsula where the Atlantic meets the mouth of Delaware Bay. It borders only Lower Township and West Cape May. Route 109 connects it to the end of the Garden State Parkway, and the Cape May–Lewes Ferry runs to Delaware. After an 1878 fire burned about 30 blocks of the center, most of the rebuilding was Victorian. About two-thirds of the city's roughly 4,160 housing units were listed as vacant in the 2020 census.
In 1976 the entire city was designated a National Historic Landmark district. The Historic Preservation Commission reviews exterior changes, demolition, and new construction, but not interior work. A buyer who plans new windows, a porch rebuild, or an addition has to go through that review. When we buy, the repairs and any HPC applications are our job, not yours.
Much of Cape May was rebuilt in the Victorian style after the 1878 fire. A house well over a century old can need roof, porch, foundation, or wiring work, and those items often turn up in a buyer's inspection and stall a financed sale. We buy older Cape May houses in their current condition and don't ask for repairs or credits.
Cape May is generally low-lying. Its highest point, at Washington and Jackson Streets, is only about 14 feet above sea level, and the city faces both the ocean and Cape May Harbor. Flood-zone status and insurance costs come up in most sales here. We don't make our offer depend on a buyer's flood-insurance quote.

Questions from Cape May City sellers
The HPC reviews exterior changes, demolition, and new construction, not interior work. Since we buy as-is, there are no repairs for you to make before closing, so you won't need to file anything with the HPC to sell to us.
Yes. We buy former guest houses and seasonal rentals as they stand. Bring us what you have on bookings and leases, and we'll set a closing date that works around them.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Cape May County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
