Califon, Hunterdon County
Califon is a borough of about one square mile in northern Hunterdon County, set along the South Branch of the Raritan River just north of the Ken Lockwood Gorge. It was formed from parts of Lebanon and Tewksbury townships, which still border it. An iron bridge over the river divides the town, and the old Central Railroad station is now a museum on the Columbia Trail. Much of the borough lies within a historic district listed on the National Register.
The Califon Historic District covers 164 acres, much of the borough, with 154 contributing buildings, and was listed on the National Register in 1976. Some houses here are marked with builders' names and dates rather than street numbers. If your older home in the district needs work, we buy it as it stands, with no repairs before closing.
The South Branch of the Raritan runs through Califon, and the stretch near the gorge is regularly stocked by the state. Homes close to the river can bring flood-zone questions from a buyer's insurer or lender. A cash sale to us does not depend on a mortgage approval or a flood-insurance quote.
The Highlands Council places 629 of Califon's 632 acres in the Highlands Preservation Area. Buyers who want to add on or build may have to work through added rules before they are comfortable. We make our offer based on the house as it is now.

Questions from Califon sellers
Yes. We identify the property by its block and lot on the tax map, which is what the deed and title work rely on anyway.
Yes. We buy houses anywhere in Califon, including along the Columbia Trail on the old High Bridge Branch line, and pay cash as-is.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
