Caldwell, Essex County
Caldwell is a small borough of about 1.2 square miles in northwestern Essex County, surrounded by Essex Fells, North Caldwell, and West Caldwell. It was split from Caldwell Township, now Fairfield, in 1892. About 9,000 people live here, and the borough is home to Caldwell University. Commuter trains on the Caldwell Branch stopped in 1966, so NJ Transit buses 29 and 71 now carry riders to Newark. Its streets hold the Grover Cleveland Birthplace and a 1908 Carnegie library.
President Grover Cleveland was born in Caldwell in 1837, in the manse of the First Presbyterian Church, which is now a public museum. The borough has been settled for a long time, and many houses have passed down through families. When an older home comes to heirs, it usually needs a clean-out and some updating. We buy inherited Caldwell houses with the furnishings still inside.
Caldwell covers only about 1.2 square miles, all land, with roughly 9,000 residents, so lots are close together and there is little room to build new. Sellers who need to move quickly still face the same listing, showings, and inspection steps as anywhere else. We offer a simpler route: a cash price, no showings, and a closing date you pick.
Caldwell University, a Catholic liberal arts school with about 2,200 students, sits within the borough. Owners who have rented a house nearby and no longer want to be landlords often find that a retail sale requires the place to be vacant and repaired first. We can buy a rental with tenants in place and handle the transition after closing.

Questions from Caldwell sellers
Yes. We buy inherited homes as-is, including whatever furniture and belongings are left, and we work with the estate's attorney or executor on timing.
No. We buy houses on lots of any size, and we make our offer based on the house and lot as they are today.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
