Butler, Morris County
Butler is a borough of about 8,000 residents in northern Morris County, bordered by Kinnelon and Riverdale in Morris County and Bloomingdale and West Milford in Passaic County. Route 23 is its main highway and County Route 511 runs through town, with I-287 just outside the borough line. Butler grew around paper and rubber factories on the Pequannock River and was incorporated as a borough in 1901.
Butler was once called West Bloomingdale and took its name in 1881 from Richard Butler, owner of the Hard Rubber Company, whose factory dated to 1868. Houses in an old mill town can carry decades of additions and repairs that never show up cleanly in records. We buy Butler homes as-is, including ones with older work and open questions.
Butler's borough government has its own Electric Department, Butler Power and Light, along with a Water and Sewer Department. That means final meter readings and any utility balances go through the borough, not just a private company. We coordinate those final readings as part of the closing so you aren't left chasing them.
Butler was the northern end of the New York, Susquehanna and Western Railway's passenger service until 1966, and freight trains still run through town. The old station has been the Borough Museum since 1977. Homes near the tracks or Route 23 sometimes draw fewer retail offers. A cash sale doesn't depend on a buyer's preferences.

Questions from Butler sellers
The borough handles final readings for its own electric and water and sewer services. We arrange for those readings and settle any balance at closing, so the accounts are closed out properly.
Yes. We buy Butler houses as-is for cash, so you don't need to repair, update, or clean out the house first.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
