Boonton Township, Morris County
Boonton Township is a lower-density township of about 4,400 residents in eastern Morris County, bordered by Boonton, Denville, Kinnelon, Montville, Mountain Lakes, and Rockaway Township. No interstate, U.S., or state highway crosses it; County Route 511 is its main road, with I-287 and Route 202 just over the line. Named localities include Rockaway Valley, Powerville, Deer Pond, Dixons Pond, and Sheep Hill. The 2010 census counted about 1,650 homes.
All of Boonton Township lies in the New Jersey Highlands. The Highlands Council counts about 4,900 of its 5,400 acres in the Planning Area and about 490 acres in the stricter Preservation Area. Highlands rules can limit what a buyer may build or add on certain lots. We buy township homes as they are, without asking you to sort out what can be built.
The township maintains most of its own roughly 36 miles of roadway, and County Route 511 is the only significant through road; I-287 is reached in neighboring towns. Buyers who want quick highway access sometimes pass on homes in places like Rockaway Valley and Powerville, which can stretch out a listing. A cash offer does not depend on that.
The township was carved out of Pequannock Township in 1867, and Mountain Lakes was later formed from part of it in 1924. Boonton Town next door is a different municipality with its own taxes and records. We check which municipality your lot is actually in before we make an offer, so there are no surprises at closing.

Questions from Boonton Township sellers
They can affect what a future owner may build, especially in the Preservation Area, which some buyers find off-putting. We buy the house as it stands, so you don't have to answer those questions before you sell.
Mailing addresses can be misleading. Boonton Township and Boonton Town are separate municipalities, and we confirm the correct one from the tax and deed records when we prepare an offer.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
