Belvidere, Warren County
Belvidere is the Warren County seat, a town of about 2,500 residents (2020) on the Delaware River, bordered by White Township and, across the river, Northampton County, Pennsylvania. The Riverton–Belvidere Bridge carries traffic over the Delaware to Riverton, Pennsylvania, and has been toll-free since 1929, while County Route 620 is the town's most prominent road. Belvidere covers about one and a half square miles and had a little over 1,100 housing units in 2020. Its landmarks include the Warren County Courthouse and the Robert Morris House.
Belvidere was incorporated in 1845 from part of Oxford Township and is home to the Warren County Courthouse. A town of that age has plenty of older housing, and older houses tend to turn up inspection items such as dated wiring, worn roofs, settling foundations, and lead paint. We buy Belvidere homes without asking the seller to repair or update anything first.
Belvidere sits on the Delaware, with Foul Rift, a Class II rapid where the river drops 22 feet in about half a mile, just south of town. Homes near the river can raise flood-zone and flood-insurance questions for buyers who need a mortgage. Because we pay cash, no lender requires a flood policy before closing, and we buy the house in whatever condition it is in.
Belvidere's 2020 census counted 1,143 housing units, with a rental vacancy rate near 10 percent. Landlords here sometimes weigh finding a new tenant against simply selling. We buy rental houses occupied or vacant and can work with an existing lease, so an owner can sell without first ending a tenancy or fixing up a unit between renters.

Questions from Belvidere sellers
Often we can sign a contract while the estate is being settled and close once the executor has authority to sell. We are used to estate timelines and handle the clean-out ourselves.
Yes. We buy as-is for cash, so major repairs are factored into our offer rather than left for you to arrange before closing.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Warren County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
