Bass River, Burlington County
Bass River Township covers about 78 square miles in the southeastern corner of Burlington County, where the Bass River runs down to the Mullica River and Great Bay. It borders Washington and Woodland townships, Little Egg Harbor and Barnegat in Ocean County, and Galloway and Port Republic in Atlantic County. About 1,350 people lived here in 2020, making it one of the least densely settled towns in New Jersey. Homes center on New Gretna, where Route 9 and the Garden State Parkway pass through, and Bass River State Forest covers much of the land around it.
All of Bass River Township lies within the state Pinelands Area or the Pinelands National Reserve, which Congress created in 1978. Additions, new buildings, and lot changes answer to Pinelands land-use rules as well as township zoning. Buyers who plan to expand or rebuild often stall on those approvals. We buy the house as it stands and work through those questions ourselves.
The lower two miles of the Bass River form an arm of the Mullica River estuary, with tidal influence near Great Bay, and the township's shoreline fronts both the river and the bay. Houses near the marsh can raise flood-zone and insurance questions that slow a financed sale. Because we pay cash, a lender's flood requirements are not a condition of our closing.
The Warren Grove Gunnery Range, inside the township, has been linked to several large wildfires, including a May 2007 fire that burned more than 18,000 acres and led to hundreds of evacuations. Homes set in the woods can carry deferred roof, siding, or yard work that buyers flag at inspection. We buy as-is and do not send repair requests.

Questions from Bass River sellers
Yes. We buy homes in New Gretna and the rest of Bass River Township in their current condition, and we look at any open permit or Pinelands issue as part of our offer instead of asking you to fix it first.
Bass River had about 1,355 residents in the 2020 census, so there are fewer comparable sales and fewer local buyers than in larger towns. We base our cash offer on the property itself and close on the date you choose.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
