Alpha, Warren County
What we see in Alpha
Alpha is a small borough of about 2,300 residents (2020) in southwestern Warren County, completely surrounded by Pohatcong Township, one of New Jersey's 21 "doughnut town" pairs. County Route 519 is its main street, Route 122 runs briefly through the north end, and Interstate 78 crosses the south side, with the nearest access on U.S. 22 in Pohatcong. The Norfolk Southern Lehigh Line runs through town toward Phillipsburg. Alpha has a little over 1,000 housing units on under two square miles of land.
Selling a house in Alpha: what's different here
A cement-town history
Alpha takes its name from the Alpha Cement Works, and the early settlement grew on land of the former Vulcanite Portland Cement Company; the place was called Vulcanite until it split from Pohatcong in 1911. In 1888 only seven houses stood in the area, so the town's housing was built during and after the cement era. Homes of that age often need system updates, and we buy them as they are.
A small, tight market
Alpha had 1,047 housing units at the 2020 census, with a homeowner vacancy rate under 2 percent. In a market this small, a house that needs work can still struggle if a buyer's lender objects to its condition or the appraisal comes in low. We buy for cash, so repairs, appraisals, and lender conditions do not stand between you and a closing date you choose.
Next to the rail line and I-78
The Norfolk Southern Lehigh Line runs through Alpha, and Interstate 78 crosses the southern part of the borough. Houses close to the tracks or the highway can draw fewer retail buyers and longer stretches on the market. Our offer is based on the house and lot, and we do not need you to stage it, hold open houses, or wait out a slow listing.

Questions from Alpha sellers
Alpha FAQ
Is Alpha handled separately from Pohatcong Township?
Yes. Alpha is its own borough even though Pohatcong surrounds it on every side, so municipal matters for an Alpha house run through the borough. We confirm the municipality and tax records before we make an offer.
Can I sell my Alpha house with a tenant still living there?
Yes. We buy rented homes with tenants in place and work with the existing lease, so you do not have to empty the house before selling.
Do all the heirs have to agree before an inherited house can be sold?
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
How fast can you close on a Alpha house?
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
Are you a local company?
Yes. We're a New Jersey company based in Toms River, and we buy in all 21 counties, including Warren County. We are BBB accredited with an A+ rating, listed under our affiliate Gembrook Properties.
