Allendale, Bergen County
Allendale is a borough of about 6,800 people in northwest Bergen County, bordered by Mahwah, Ramsey, Saddle River, Waldwick, and Wyckoff. It was formed in 1894 from parts of three older townships and named for Joseph Warner Allen, a surveyor for the Erie Railroad. The rail line still sits at the center of town, with Allendale station at Allendale and Myrtle avenues. Route 17 clips the eastern edge, and most homes are on residential streets off Franklin Turnpike, Brookside Avenue, and Crescent Avenue.
Allendale station is served by both NJ Transit's Main Line and Bergen County Line, with trains to Hoboken and a Secaucus transfer to New York Penn Station. Commuter buyers here usually want a house that is ready to move into and that their lender will approve. If yours needs a roof, a kitchen, or an overdue cleanout, we buy it as-is for cash.
In 1888 Henry Appert drained a bog in Allendale to grow onions and celery for wholesale markets and Campbell Soup. Part of that land is now the Celery Farm nature preserve. Homes near preserved open space and wet ground can draw buyer questions about drainage and basements. We look at the house as it stands and make an offer without asking for repairs.
Allendale had about 2,450 housing units at the 2020 census, and only about 5 percent were vacant. When a parent's house becomes one of the empty ones, heirs keep paying taxes, insurance, and utilities until it sells. We buy from estates, work with the family's attorney, and leave the clean-out of furniture and belongings to us.

Questions from Allendale sellers
Yes. We buy houses with the contents still inside and handle the clean-out after closing, so you only take what you want to keep.
Location is part of how we value any house, but you don't need to stage or update it for commuter buyers. We make one cash offer based on the house's current condition.
In New Jersey, an inherited house is sold through the estate, so the executor or court-appointed administrator signs the sale. We talk with each heir separately and privately, so no one has to negotiate as a group, and we'll walk you through getting an administrator appointed if that hasn't happened yet.
Thirty days is typical, and clean files can move faster. If you need more time, we'll write the date you want into the contract.
