Sussex County, New Jersey
Sussex is the most rural county in the north, built around the lake communities of Hopatcong, Sparta, Vernon, and Byram. A great many homes here started as seasonal cabins, and the ones that were never properly converted are difficult to finance and slow to sell conventionally.
Many of the county's private lake communities, such as Lake Mohawk in Sparta, carry association dues and membership rules that pass to the next owner. Unpaid dues can become a lien, and a buyer's lender will want the association's paperwork before closing.
Nearly all of Sussex runs on private wells and septic, and the county sits in one of New Jersey's higher radon-potential areas. State law requires the well to be tested before closing, and radon mitigation and septic replacement are common items in a retail negotiation.
Vernon's Mountain Creek resort and the county's lakes support a seasonal and short-term rental market. Vacation homes inherited by family members who live elsewhere often sit empty for long stretches, and a vacant house here faces frozen pipes, ice dams, and insurance problems in winter.
